How to Weatherize Your Building Prior to Monsoon Season

A newly painted building featuring a modern blend of white and gray colors, enhancing its contemporary architectural design.

Are you ready for monsoon season? More specifically, is your building ready?

According to the National Weather Service, monsoon season begins on June 15th and ends on September 30th. It brings torrential rains and lightning, flash flooding, intense winds, and those nasty haboobs that coat everything with dust and turn daylight into darkness.

You may be safe inside, but your buildings are exposed to all types of weather. So, here are the six things you should do to weatherize your facilities before monsoon season.

What Is Weatherization?

Weatherization is the process of ensuring your buildings can withstand the elements, including rain, wind, and dust storms. You can be prepared for monsoon season by ensuring your facility is protected with the proper sealants, coatings, and paint. To help you get ready, we have put together this checklist.

Your To-Do List Before the Monsoon Season

Here are six things that should be on your checklist for pre-monsoon planning.

Do a Thorough Building Inspection

You should conduct a thorough inspection of your buildings to look for signs of wear, damage, or leaks, which need to be repaired. Pay particular attention to the roof, windows, and joints where water might seep in.

Masonry can absorb water without obvious signs at first but, over time, can cause significant structural damage. So, you may want to consider getting a RILEM tube test to see how well your buildings repel water. If you are interested in having your building tested, please contact us.

Repair Any Damage Found

When you find damage or leaks, get them fixed before they become bigger problems. If you find cracks in masonry or concrete, get them patched and painted. Cracks, chips, or stains could be a warning sign that moisture can get inside the walls. Any loose shingles should be replaced, and roof sealant or coatings should be applied to ensure a watertight seal.

Check Your Drainage

Monsoons can bring intense amounts of rain in short periods. So, be sure gutters are clean and free of debris and replace any rusted or broken gutters and drainpipes.

Caulk and Seal Windows

Check your windows and reapply caulk where needed to keep water out. Caulk deteriorates over time, especially when exposed to hot Arizona summers.

You also need to minimize the amount of dust that gets inside your building. Even small gaps can let in rain and wind. This can be a significant nuisance during monsoon season when haboobs form and drive dust and debris through cracks, which requires a considerable amount of cleanup. Haboobs may also carry biomaterials, such as fungi, bacteria, or viruses. As they travel, they can pick up manure and pesticides from agricultural areas. This can cause respiratory problems for some tenants or employees if the microscopic particles penetrate your building.

You may also want to apply or repair weatherstripping on windows and doors.

Paint Your Buildings

Protecting the outside of your building is vital to weatherization. When wood, siding, concrete, or masonry is exposed to the elements, they can deteriorate. Even small chips or cracks can let moisture in and do damage.

Accepting commercial painting in Phoenix AZ from an experienced contractor can ensure your buildings have the protection they need. Depending on your facility, several solutions are available, including specialty paints and coatings that provide additional protection.

If your building is showing signs of wear, or you have any concerns about whether it can withstand the monsoon season, do not wait. Get in touch with Ghaster Paintings & Coatings so we can conduct an assessment.
